Cleaning and maintenance
A dirty coil and blower wheel cut cooling and cause leaks and smells. Seasonal service includes cleaning the filters, coil and blower wheel, clearing the condensate drain and checking the electrical parts and system performance.

Price and warranty
The HVAC diagnostic visit is $120 ($160 in Manhattan) per unit, and it goes toward the repair if you decide to go ahead. After the diagnosis you get an exact estimate for parts, labor and tax to approve before any work starts. Repairs carry a 6-month parts and labor warranty (1 year on sealed-system repairs).
Common questions
Why is my mini-split leaking water inside?
Usually the condensate drain is clogged or the coil is dirty and ices up. Cleaning the unit and clearing the drain fixes most leaks.
How often should a mini-split be cleaned?
Once a year for most homes, and before the cooling season if the unit runs a lot.
